Job Description

Friends of The Pipe Factory CIC is restoring a B-listed Victorian industrial building at 42 Bain Street in The Barras, Glasgow's East End - creating a world-class creative hub for young people, artists, and the wider community. The project is on site now, funded through a blended model including loan finance, National Lottery Heritage Fund, Historic Environment Scotland, Glasgow City Council, and the Community Ownership Fund, with completion due in early 2027. We're looking for an experienced freelance Finance Director to join us at a genuinely pivotal moment - taking on the senior operational finance function as we move through the final phase of the build and begin planning for life after opening. This is a dual-organisation role. The primary commitment is to Friends of The Pipe Factory CIC, with approximately one day per month from Phase 2 onwards supporting Strange Field SCIO - the charitable organisation behind the buildings programming - as it configures its existing Sage setup and embeds monthly cashflow forecasting and grant management processes after a quick expansion and significant increase in funding streams over the last few years.

The role has two phases. For the first two to four months, you'll work closely with our Chair on a structured handover: getting fully across our Xero accounts, loan financing arrangements, funder requirements, and VAT position, and establishing clean reporting processes. From there, the role moves into a regular part-time rhythm covering monthly management accounts and cashflow forecasting, quarterly VAT returns, ongoing Xero management, and providing the financial data that feeds into our project manager's funder claim submissions. Our Finance Director provides strategic financial guidance. Cragg Management, our appointed project managers, handle construction cost management and funder claims. A Finance Administrator manages day-to-day invoice processing. Your role sits at the senior operational level - owning the organisational accounts, keeping everything reconciled, and ensuring the financial picture is always accurate and accessible to the people who need it. You'll need to be a confident, independent Xero user with experience managing finances in complex, blended funding environments. Experience of VAT in mixed-income third sector organisations, loan compliance, and funder financial reporting will all be directly relevant. For the Strange Field scope, experience configuring Sage and setting up grant management structures would be valuable. This is a role for someone who is genuinely self-directed, comfortable working across a multi-party team without needing day-to-day oversight, and motivated by the idea of being part of something that matters for Glasgow's East End.
